The Strategy
Specific assets. Specific markets. Thoughtful business plans.
These assets serve a wide range of users: light manufacturing, warehouse, showroom, last-mile distribution, and service businesses that need functional, adaptable space without the footprint of larger industrial facilities.
That breadth of use cases is a feature, not a complexity. Well-located flex industrial assets attract diverse tenant bases, generate durable income, and offer multiple levers for value creation. The challenge — and the opportunity — lies in understanding the specific dynamics of each market, each asset, and each tenant profile well enough to underwrite accurately and manage effectively.
Our flex industrial strategy targets assets where we see a clear path from current performance to improved performance — through leasing optimization, tenant repositioning, capital improvements, or operational discipline. We do not pursue flex industrial as a macro trade. We pursue specific assets in specific markets where the fundamentals support a thoughtful business plan.
