City Line Capital was founded in 2017 by Rick Schontz, who spent a decade as a real estate broker building relationships with brokers and principals. Relationships have been the foundation of what City Line Capital was built on, and remain its identity. From the outset, roughly 40% of acquisitions came from off-market sources — a direct-to-owner sourcing model that remains a defining feature of how City Line operates. In 2020, Pete Veltri joined as a partner, bringing extensive experience as a corporate M&A and real estate attorney, along with a talent for creativity and deal structuring. Together, Rick and Pete have built the acquisitions machine that drives the firm today. Starting in self-storage, City Line has since expanded into multifamily and flex industrial, applying the same sourcing discipline and underwriting rigor across all three verticals. City Line prides itself on working with brokers and directly with principals as a go-to buyer because of its creative structuring, transparency, and strong closing rate — 95.6% of properties put under contract. This is achieved through a highly skilled analytics team, rigorous underwriting to ensure each opportunity fits our buy box, and knowing our capital allocation before we bid, which adds to our certainty of close. Whether you’re a broker with a deal, an owner considering a sale, or an investor evaluating a platform — you’ll find a firm that shows up, follows through, and delivers.
