The Associate, Acquisitions is a sourcing and relationship-development role responsible for originating off-market acquisition opportunities directly from property owners. Each Associate is dedicated to the Small-Bay Industrial asset class and owns the development and cultivation of long-term relationships with private owners, operators, and family offices in that vertical. The primary measure of success is a growing pipeline of principal-to-principal deal opportunities generated through direct owner outreach and sustained relationship-building.

Once a deal is in process, the Associate remains the owner’s primary point of contact and relationship manager through closing, while the Underwriting and Due Diligence teams handle analysis and execution. Employee will exercise independent judgment in day-to-day responsibilities with limited supervision.

Essential Job Functions

  • Build and maintain direct relationships with private owners of Small-Bay Industrial properties on a regional and national basis through calls, meetings, conferences, and in-market visits
  • Source off-market acquisition opportunities, including direct principal-to-principal transactions, ahead of broker marketing processes
  • Develop and execute a systematic owner-outreach program for the assigned asset class, including target list development, contact cadence, and follow-up
  • Gather property information, financials, and seller objectives, and hand off qualified opportunities to the Underwriting team for evaluation against the firm’s buy-box
  • Serve as the seller’s primary relationship manager from first contact through closing — managing communication, expectations, and momentum while internal teams perform underwriting and due diligence
  • Support LOI negotiation and deal terms as the voice of the seller relationship
  • Maintain the firm’s CRM with owner contacts, conversation history, and pipeline status; treat data hygiene as a core job function
  • Additional duties as may be assigned

Minimum Requirements

  • Bachelor’s degree in Business Administration, Finance, Real Estate, or related field
  • 3+ years of experience in real estate brokerage, business development, sales, or a comparable owner-facing sourcing role
  • Demonstrated ability to build relationships and generate opportunities through direct outreach; comfort with high-volume prospecting
  • Sufficient real estate fluency to discuss property performance, valuation drivers, and deal terms credibly with owners
  • Excellent communication skills, both oral and written
  • Willingness to travel regularly within assigned markets
  • Working knowledge of Microsoft Office products including Word, Excel, PowerPoint, Outlook and Teams
